Cleary Management - Residences at Gateway Brochure

A) Four Friends…..
four persons per unit on a one year lease. Tenants may sub let to Landlord approved tenant. Rents are exclusive
of utilities. $1500.00 per month, first and last month's rent required (may require a co-signer).

B) We're all in…..
Register your name with us and we will match you up with three other students. $565. per month per room includes Heat/Hydro, basic cable and hi-speed internet.
- Optional $50 one-time room lock fee (lock on your door).
- Each tenant 12 month lease separate (may require a co-signer).

C) Furniture…..
We'll furnish your room for an additional $50. per month (double bed and dresser).
We'll furnish your units main floor (couch plus loveseat or sectional couch, coffee plus end table, kitchen tablewith 4 chairs or 3 bar stools - add $175 per month.
Furnishing remains property of landlord at lease end.

Please note that the landlord assumes no responsibility for theft or the ability of students to co-habitate. A code of conduct must be signed and adhered to by all tenants. A more detailed code will be provided for students under Option B for persons co-habiting with persons unknown to each other to ensure a livable study environment.
